Silverlake Homeowners Association, Inc. has been formed as a means of assuring the continued maintenance and upkeep of the Silverlake subdivision, as well as to provide for the enforcement of deed restrictions and to ultimately protect property values.
 
The Associations' primary responsibilities revolve around protecting and enhancing property values. They work diligently to maintain the common areas, ensuring they are well-maintained and visually appealing. Additionally, the Associations enforce deed restrictions to preserve the community's overall aesthetics and uphold the established standards. By doing so, they strive to create an attractive living environment that contributes to the property values of the residents.

Planning resident events and activities is another essential aspect of the Associations' role. They organize various recreational, fitness, leisure, and community opportunities for residents to participate in and enjoy. These events foster a sense of community spirit, encourage social interaction among neighbors, and enhance the overall quality of life within the Silverlake Homeowners Association, Inc community.

Silverlake is located in Brazoria County. It is governed by recorded restrictions which provide for use limitations, determination and collection of annual maintenance fees.

Update Regarding the Future Onsite Office Project

Dear Silverlake Residents,
 
The Silverlake Board of Directors would like to provide the community with an update regarding the future onsite office project.
 
At the end of April, the Association’s current landlord notified the Board that the current onsite office lease, which expires in January 2027, will not be renewed because the neighboring tenant plans to expand into the Association’s existing leased space.
 
Following that notice, the Board and management immediately began reviewing available commercial office spaces within the Silverlake area. After evaluating multiple options, it became clear that replacement lease opportunities were significantly more expensive than the Association’s current arrangement.
 
Based on the proposals reviewed, a comparable replacement office lease would cost approximately $120,000 per year before utility costs and tenant buildout expenses, with annual increases of approximately 4%. Over a 10-year period, the Association would spend roughly $1.4 million in lease payments for a property the Association would not own. This total also would not include the substantial costs required to build out and customize a leased space for Association operations.
 
After extensive discussion and financial review, the Board elected to pursue construction of a permanent onsite office facility adjacent to the clubhouse at Silverlake Park using reserve funds that are currently invested and earning high interest. The Board determined this option would allow the Association to create a long-term community asset rather than continuing to pay escalating lease costs indefinitely.
 
Financially, the projected ownership model is expected to offset the equivalent lease costs in approximately seven years, after which the Association would only be responsible for routine building maintenance rather than continuing escalating commercial lease payments.
 
This project is being fully funded through the Association’s existing investment reserve funds. There will be no special assessment associated with this project.
 
The new onsite office is intended to provide several long-term benefits for the community, including:
 
• A permanent Association-owned office facility
• Additional meeting and storage space for community operations
• Improved workspace for onsite staff and community support services
• Better operational efficiency for amenity and maintenance oversight
• Additional storage for seasonal pool and event equipment
• Increased onsite presence near community amenities and parks
• Dedicated office space for contracted law enforcement personnel serving the community
 
At the recent Board meeting, the Board ratified the following preliminary actions regarding the project:
 
• Approved a preliminary general project budget ranging from approximately $635,000 to $685,000
• Confirmed the proposed site location adjacent to the clubhouse facilities
• Authorized management to begin liquidating a portion of the Association’s CDARs accounts to fund the project
 
The Association is currently in the design and planning phase of the project. The Board’s anticipated timeline is:
 
• Mid to Late June – Preliminary design plans completed
• July – Formal construction bidding process
• Late August – Anticipated groundbreaking/construction start
 
Due to the required timeline for vacating the current leased office space by the end of January 2027, the Board is moving through the planning and decision-making process quickly in order to keep the project on schedule.
 
The vendor currently assisting with the design and planning phase is Oak Haven Construction / Axis HOA Maintenance. Many residents may already be familiar with their work within Silverlake, including projects such as the clubhouse renovation, installation of lighting at Stonebridge Park, walking trail bench installations, porter and maintenance services, and various other community improvement projects.
 
As the project progresses, additional updates will be provided regarding design plans, timelines, and construction activity.
